Strata Meeting for September 8th 2015

Meeting called to Order at 7:05pm.
Adoption of Previous Minutes dated August 10th 2015 were waived unanimously from reading.
Treasurers Report: Read by Mr. Robin Knowles. All Strata Fees and Parking Fees are up to date.
The budget was reviewed and we are meeting our current estimates. Motion to accept the budget as read by Erik Nielsen and seconded by Linda Saari.
-Two new posts have been installed on a patio including wood replacement for the decks involved.
-Two more decks pending for replacement as well.
-Council to look at the soffit cleaning at the rear of #28.
-Council has received approval from the City of Maple Ridge to have dead trees cut down behind our fence line to eliminate damage and or injury to persons or property. This will be arranged when a tree faller is available after the severe wind storm we recently experienced.
-New electrical conduit with GFI outlets will be installed for the mobility scooters to charge in the carport stalls.
-Letters to Council were review and read.
Rate Increase for Secondary Parking and R.V. Parking.
Effective January 1st 2016 there will be a rate increase to the secondary parking stalls and the R.V. Parking Stalls. Council has reviewed rates in other comparable strata properties and felt that a modest increase was now warranted. After the increase we will continue to be substantially cheaper than our counterparts in other strata properties.
Secondary Parking will be increased to $20 per month effective January 1st 2016.
R.V. Parking will be increased to $40 per month effective January 1st 2016.
Please submit your newly revised cheques to Mr. Robin Knowles in #53 or if you have paid in advance submit cheques for the difference payable to NW 2777 and remit to Mr. Knowles.
Council is making a second request, if you have dead hanging baskets or planter materials, please remove them and place them in the composting area at the rear of the property or place them curbside on Tuesday morning and the landscapers will dispose of them.
In regards to the trimming of plants, shrubs or trees growing on the ”common property” here at The Colonial, Owners are not permitted to request or instruct what the landscapers can or cannot do. If you have a specific concern or request that must be submitted in writing to the Strata Council so it can be discussed and if the need arises, instructions will be given to the landscapers directly from Council. The landscapers have indicated they will only receive their instructions or requests directly from a member of the Strata Council. The Strata Council is responsible to oversee the improvements and or maintenance in all areas of the limited common and common property within The Colonial Strata Property.
Stage 3 Watering Restrictions are still in effect and will be enforced by the City of Maple Ridge.
