Adoption of Previous Minutes: Dated September 12th 2016 were unanimously waived.
Treasurers Report: Read by Mr. Robin Knowles. Strata Fees and Parking Fees are up to date. Expenses to date are meeting our target estimated budgets. Motion to accept the Treasurers Report as read by Ken Hall, seconded by Linda Saari.
-Window that was ordered was received and waiting to confirm with Owner for installation.
-Dryer vent cleaning quotes were received and reviewed by Council and a date will be booked. This is an external cleaning and does not require access to the inside of the unit. Look for additional information under the title ”Important Notifications”.
-Council to look at a broken window in #5.
-Council to look at paint peeling from the scallops at the Clubhouse.
-Letters and emails were read and reviewed and where necessary replies will be forthcoming.
Halloween Treats or Cash Donations must be received no later than October 26th 2016 in the Clubhouse kitchen or to Mrs. Joan Wylie in #13. Trick or Treating is done at the Clubhouse on Halloween night. Owners are welcome to come to the Clubhouse and enjoy refreshments and see the kids in their costumes.
Owners, all communications with Council must be in writing.
Council does not wish to receive phone calls, particularly on the weekends or holidays unless it is pertaining to a water problem or accident within the complex.
All Owners!! Please turn on front entrance lights at night to help assist with the security of our complex. Fourplex owners, possibly work out an arrangement that a downstairs Owner be responsible to turn the light on at night and then shut off the next morning.
Fourplex Owners when using the common hallway lighting be sure to turn the lights off before entering or leaving your units. Council does not want to increase our hydro bill for hallway lights being left on at night.
SECONDARY PARKING ON THE FENCE LINE
Owners that park along the fence line at the rear of the property, Council asks that you align your vehicle correctly so Owners to the side of you can fit their vehicles in properly. Please pull forward till your front tires touch the white bumper blocks. Too many vehicles are protruding out into the roadway area which impedes emergency or larger vehicles being able to navigate the turns at the corners. Our secondary parking is almost full and requires everyone’s cooperation in this important matter.
DISPOSING OF GARDEN COMPOST
An Owner disposed of garden compost by putting it in black garbage bags and throwing it over the fence at the rear of the property. DO NOT THROW COMPOST OVER THE FENCE. There is a gate that has a padlock on it that you can access and dispose of your garden compost in the area that is readily visible. If you wish to have a key to the gate or borrow a key to dispose of your garden waste, please contact the Council Secretary. The other option to dispose of garden compost is to leave these items bagged curbside Sunday night or early Monday morning for the landscapers to pick up and dispose of. Council appreciates all Owners cooperating in this matter.
TRANSIENT PERSONS ON THE COLONIAL PROPERTY
An Owner reported a transient person on the Colonial Property and plugging his cell phone into our power outlet in the carport area. Although we have signage that says ”Private Property”, these types of persons continue to do as they wish when on our property. It’s up to the individual Owner if you wish to ask them to leave as this is private property or call the non-emergency line of the RCMP to have them removed. If you see criminal activity then call 911.
OWNERS CANNOT PARK IN VISITOR PARKING STALLS. Should an Owner get an additional vehicle even if for a short period of time, that vehicle is not permitted to park in visitor only parking stalls. The Owner must contact the Council Secretary and arrange to have a secondary parking stall or park that vehicle on 224St. Visitor parking stalls are exactly for ”visitors”. Council thanks Owners for cooperating in this matter.
OUTSIDE WATER SHUT OFF
Owners it is that time of year once again to shut off our outside water taps. Most Owners are finished with using the outside taps, so please proceed with the appropriate shut off procedures. If an Owner requires assistance in this matter please contact Ken Hall or Erik Nielsen. Please remember this is a ”must do” item to get done by the end of October. Council thanks Owners for attending to this important matter prior to the winter season being upon us.
INTERIOR DRYER HOSES
The hosed tubing that comes out the back of your dryer for venting must be a metal hose. Plastic hoses are no longer permitted under our Insurance Policy. In order to comply with our Insurer we ask that all Owners ensure they have made the necessary replacement. Council asks Owners to be vigilant in cleaning the lint traps in your dryers as recommended maintenance.
