STRATA MEETING NOVEMBER 9TH 2015

Meeting called to Order at 7pm.
Adoption of Previous Minutes: Dated October 13th 2015, the reading was unanimously waived.
Treasurers Report: Read by Mr. Robin Knowles. Strata Fees and Parking Fees are up to date. All expenses to date remain within our budget as planned. Motion to accept the Treasurers Report as read by Sharon Bull, seconded by Linda Saari.
-Intercom for #19 to be tested by Council.
-Council has received approval from the City of Maple Ridge to proceed with the falling of specific trees that were discussed between the contractor, the city and our Strata Council. When a date is confirmed then Owners that have secondary parking will be contacted to remove their vehicles for the day when the work will commence.
-Cleaning of recycling bins is still pending when time permits.
-Council will be shutting off the exterior water taps over the next week and ask that Owners remove their garden hoses from the tap itself.
-Ice melt buckets will be put at the front entries.
-Council has signed a snow removal contract for 2015/2016 with Bioules Home and Garden.
-Council has signed a 2 year contract with Lawn Care Plus, which is our current landscaper. The landscaper agreed to a 2 year freeze on our price and that was more than agreeable with Council.
-Letters will be forthcoming to Owners to address specific requests and or concerns.
PLEASE TURN ON FRONT ENTRY LIGHTS AT NIGHT.
With the change in time, it is important that we keep the complex well lit with our exterior entry lights and security lights to hopefully avoid any unwanted transient visitors.
CLEAN CARPORT STALLS
There are several carports that still have not been swept and cleaned. If you are unable to do this type of work, contact a Council Member for assistance in this matter. There will be a charge for this service and if you choose to ignore this notice then Council will arrange for the carport to be cleaned and the bill will be invoiced to the individual Owner.
Council recently had a situation arise as an Owner shut off the ”main water” shut off valve, that in turn shut down water to 4 units. Luckily Council had an emergency key to gain entry to the unit to turn the water back on. To any new Owners, if you are unsure about any shut off taps, please contact Erik Nielsen at 604-476-0383 or Ken Hall at 604-477-3168 for assistance. Emergency keys are to be given to Mrs. Joan Wylie at #13.
HALLOWEEN TRICK OR TREATERS
A BIG thank you to Freda Jackson for decorating the clubhouse so nicely and having it all ready for the trick or treaters to visit. Thank you to Joan Wylie for collecting the monies, and to Anna Levesque, Brenda Corridan, Sandi Hall, Helen Klassen and Sheila Coutu for participating at the clubhouse for handing out treats to the kids. The Strata Council thanks all these volunteers and Owners that contributed with treats or cash, it was much appreciated.
