Strata Meeting March 27th 2017

Meeting called to Order at 7pm.

Adoption of Previous Minutes: Dated March 13th 2017 were unanimously waived for reading.

Treasurers Report: Read by Mr. Robin Knowles. Parking fees are up to date. Council discussed the upcoming Agenda for the AGM.

Old Business:
-Stairs were removed on the back patios of the two north buildings with a new railing to close off the old stairway opening. (A BIG thank you to Don Zaharuk and Erik Nielsen in completing this task).

New Business:
-Drain water leak in Unit #31. Restoration and repair work has commenced.
-Topsoil and sod will be brought in to fill in the area where the concrete pads are from the old stairs that have just been taken down.

SMOKE ALARM BATTERIES

It’s time to replace your backup batteries in your smoke alarm. The Maple Ridge Fire Dept has recommended that when the time changes, its a great opportunity to remind owners to change out their batteries in their smoke alarm. Since we do not have a sprinkler system in our buildings, we all must be vigilant in maintaining the smoke alarms properly to save lives and limit damage to personal property. The Colonial Strata Council thanks you for your cooperation in this important safety issue.

SPEED LIMIT IS 15KM

Owners please obey the posted speed limit signs. With Summer quickly approaching there is alot more foot traffic within the complex. Please advise your visitors, taxi drivers and delivery services that there is a posted speed limit sign to adhere to. Thank you for your cooperation in this important matter.

HOMEOWNERS INSURANCE POLICY

Owners, if you have made ”upgrades” in your unit, you must notify your own insurance agent and advise them that you have, for example: ”Replaced flooring, new tub/shower install, new cabinets”
These upgrades are NOT COVERED by our strata insurance. Should you have an insurance claim you need to have advised your agent prior to any claim incident. Council tries to ensure that owners have the information they need to make informed decisions and choices. Our current strata deductible is $10,000 for a water leak claim.

Thank you to Don Zaharuk for cleaning out the workshop area and taking the refuse to the recycling and transfer station. That was a BIG job and we appreciate all his hard work.

If you have had trouble turning on your exterior water, please contact a Council Member for assistance.
