Meeting called to order at 7:05pm.
Adoption of Previous Minutes: Minutes from May 9th 2016 unanimously waived by Council.
Treasurers Report: Read by the Treasurer Mr. Robin Knowles. Strata payments are all up to date. Parking arrears from an Owner will be paid up to date immediately and submit post dated cheques. Upcoming projects are budgeted as forecasted by Mr. Knowles. Motion to accept the Treasurers Report as read by Anna Levesque and seconded by Erik Nielsen.
-Water line has been priced out and will proceed weather permitting. This will allow for our front entrance flower bed to be watered.
-Letter to be sent to an owner in regards to enforcing a Bylaw due to contravention.
-Council will start to assess the installation of air conditioning units to ensure they have been installed correctly, sealed and slanted properly for water run off. For the portable air conditioning units Council will look to see that the adaptor is sealed and weatherproof and that the surround has been finished in a white or off white color for continuity.
-Patio posts will get started as they need to be done first before we can call the decking contractor to start.
-H I Roofing was called to inspect the warping of the roof material on Unit #50. H I Roofing will return to correct this situation.
-Letters to Owners will be sent out where warranted.
WATERING RESTRICTIONS STAGE I
The City of Maple Ridge has implemented Stage I Watering Restrictions. For even house numbers the days are Monday, Wednesday and Saturday from 4am-9am. Watering outside these time frames is subject to a $250 Fine from the City. Council asks that all owners follow the City’s Bylaws.
Council would like to thank Maya Moore for suggesting the installation of some tree bags for a few of the mature trees on our property. The City of Maple Ridge is offering these bags at $10 each for a maximum of 4 per property. Council is going to proceed with the purchase of these bags.
RENOVATIONS AND UPGRADES
Council wishes to remind owners that if you have made renovations or upgrades within your unit that you notify your insurance carrier to give them the up to date details on what you did and the materials you used. Should there have to be a claim in the future it potentially could not cover your upgrades if you didn’t inform them at the time you did those renovations. If a claim goes through Strata, you will only get credit for the original building materials used, unless you inform and modify your home owners insurance policy.
COMMON HALLWAY IN FOURPLEX UNITS
Council has noticed upon reviewing the property that in the common hallways of the fourplex units some owners are leaving their wet umbrellas open in the common hallway to dry. Items such as umbrellas must be dried within your unit, or on your covered patio area. Water dripping onto carpeted areas over time can become water stained, get mildew, mould and cause unwanted odours. Council appreciates owners cooperation in this matter.
Council is attempting to empty the bike shed from owners that have bikes in there that they clearly do not want. We have two bikes in particular one that has two flat tires and has obviously been there for some time, and another bike that has yet to be claimed. If you are an owner of either one of these bikes, please contact the Secretary Sharon Bull to advise her if these bikes are going to be used or not. To use the shed to store a bike that never gets ridden, prevents another owner from enjoying a bike as well. You have until July 1st to contact the Secretary or these bikes in question will be considered abandoned and will be removed. Thank you for your cooperation.
SECURITY AND SAFETY
Please remember to adhere to the speed limits within the complex and remind your guests and visitors as well. With better weather more people are outside and back and forth on the roadway so please be mindful. Council wants front entrance lights put on at night to deter any unwanted visitors on the property. If you see suspicious or criminal activity please call 911 immediately.
An owner had written two requests to be discussed at the AGM, but unfortunately the correspondence was misplaced and did not get included. Council wishes to apologize to that owner for the unfortunate oversight and will have it moved forward for consideration at next years AGM.
