Strata Meeting July 4th 2017

Meeting called to Order at 7pm.

Adoption of Previous Minutes dated June 12th 2017 were unanimously waived for reading.

Treasurers Report: Read by Mr. Ken Hall on behalf of Mr. Robin Knowles. Strata fees and parking fees are all up to date. One owner owes for the cleaning of a fourplex. Budget was reviewed and Council continues to remain on target with the expenses incurred for the water line upgrades. Motion to accept the Treasurers Report as read by Anna Levesque, seconded by Erik Nielsen.

Old Business:
-All water lines have been replaced in Building #4.
-There is approximately 3 bikes that have not been claimed and are stored in the bike shed. Please contact Mr. George Crysler at #604-477-0416. Failure to contact Mr. Crysler could result in your bike being removed and donated.
-Ken Hall and Erik Nielsen have started the patio repair and post replacements for the final 8 patios. As soon as the prep work is complete, North Vancouver Sundecks will be called to come and install the new vinyl surfaces.

New Business:
-New signs have been mounted at the front of the complex, indicating that this is ”private property, no trespassing, no loitering and no soliciting.”

PLEASE NOTE: UPPER UNITS ONLY

The Strata Council has made arrangements to rent a boom lift to reach the front windows of the upper units to start the removal of the old caulking and applying the new caulking. At this time they will be cleaning gutters as they go along, and touch up any paint that could be showing some weathering on the fascia boards. **Please note, if you do not wish to have anyone look into your unit then please have the blinds or drapes in the closed position** This work will commence on July 10th 2017.

This Strata Council has accomplished many projects since the AGM in April. Countless hours of services have been provided in these very important jobs, at half the price, compared to if we had hired outside our strata community. As owners, we are extremely lucky to have Ken Hall, Erik Nielsen,
Don Zaharuk and George Crysler doing alot of these very physical jobs, with more being worked on over the next month. Council has set very aggressive goals to complete this Spring and Summer, and our long term plan is to complete these goals before Fall. This is the Final Phase of the patio posts and upper deck surfaces being repaired, and or replaced. This has happened over a 4 year period. Over 50% of the water line replacements have been completed to date. Our goal is to have all the front windows re-caulked this year, and all the sump pumps cleaned out before the winter season.

TRANSIENT PERSONS ON THE COLONIAL STRATA PROPERTY

COUNCIL CANNOT STRESS ENOUGH….If you see transient persons, walking, riding bikes, pushing grocery carts through our property, please speak up and ask them to leave as this is ”private property”. If you do not wish to do that, you can call 911.
Council has discussed with the RCMP the problems that we have experienced with these types of individuals and they have indicated we are within our rights to ask them to leave and their refusal should result in a call being placed to 911.

Once again, Council asks owners to be mindful of items in your cars, please do not leave them in plain view as this is why they continue to come back and become a nuisance. To avoid any damages to persons or property we ask owners to comply with the directions we have received from the RCMP.

LANDSCAPING

OWNERS PLEASE DO NOT INTERFERE WITH THE LANDSCAPERS DOING THEIR JOB. Council has been advised that some Owners are telling the landscapers not to trim their shrubs/bushes in front of their units. Council has made a special request to our landscapers to do exactly that! We want the shrubs trimmed to allow for easier access to the windows for the re-caulking we have planned. When an owner interferes with this process, it only adds to confusion for the landscapers and makes council’s request appear to be incorrect. If you as an owner wish to discuss a particular landscape issue, then put the question in writing and put it in the lock box inside the clubhouse to be reviewed at our next strata meeting. Council thanks owners in advance for being respectful of the job council is trying to do on behalf of all owners.

Council thanks Owners who read their Strata Minutes from last month and cleaned their carport areas as required under our Bylaws. If your neighbour has not done so, please feel free to kindly remind them that the carport stalls must be swept or washed out. Council is pleased with the interest of most owners to follow through with our Spring cleaning program, as it makes a much nicer overall appearance.
