Strata Meeting February 15th 2017

Meeting called to Order at 7pm.

Adoption of Previous Minutes dated January 4th 2017: Were unanimously waived. Motion to accept by Erik Nielsen and seconded by Anna Levesque.

Treasurers Report: Read by Mr. Robin Knowles. Strata Fee payments are up to date. One Owner owes for a secondary parking space. Budgeting for 2017/2018 was discussed further, including the upcoming work projects that Strata wishes to complete over the Spring/Summer season. Motion to accept the treasurers report as read by Erik Nielsen, seconded by Anna Levesque.

Old Business:
-Council has spoken with H.I.Roofing in regards to the two roof/gutter repairs. These repairs are scheduled as soon as weather permits.

New Business:
-Email letters were reviewed and replies were sent.
-Water leak from unit #12 to unit #6. Council continues to work with Hub Insurance and the restoration company.

Our small blue boxes are no longer on The Colonial property as they were being stolen as soon as they were replaced. Creamo/milk and tetra packages can all be placed in the recycle container marked for tin cans. Council has spoken directly with the Ridge Meadows Recycling people and this was the solution to blue boxes being stolen.

This has been a very challenging Winter Season for the Strata Council in regards to snow removal. We were having difficulty in finding a company that could remove the snow with successful results. The recent use of the two bobcats worked well, along with the snowblower and shovelling by our Vice President Erik Nielsen, Officer Don Zaharuk and Gord Leech. A BIG thank you to these gentlemen for providing these services. Council hopes to make use of the bobcats next season as well.

Owners who have pickup trucks, Council asks that you pull forward in your stalls up to the concrete barriers to avoid protruding out into the roadway/fire lane. Your cooperation in this matter would be appreciated.

If you would like to submit your name to serve on the Strata Council at our upcoming AGM on April 26th 2017, please contact our Elections Officer Shelley Johnson at #604-463-6967. You must commit to three to four hours a month, having computer access is helpful and assist with Strata duties as needed. Your name must be submitted on or before March 13th 2017.

If an Owner would like a specific subject for thought or consideration to be placed on the Agenda at the AGM please submit in writing on or before March 13th 2017. There will be a time limit issued per topic. You must provide your name and unit number.

Please read the separate hand out in regards to the car break-ins we are experiencing here at The Colonial. This is a serious problem and requires all Owners to be vigilant in not leaving any items or monies in view to entice a break-in. Council thanks Owners for their anticipated cooperation.
