STRATA MEETING FOR FEBRUARY 9TH 2015

Meeting called to Order at 7pm.
Adoption of Previous Minutes dated January 5th 2015 were unanimously decided to waive the reading due to the volume of work Council needed to address in preparation for the upcoming budget. Motion by Anna Levesque and seconded by Lisa Le Blanc.
Treasurers Report: Read by Robin Knowles. All Strata Fees and Parking Fees are up to date. Council discussed proposed projects and expenses. Motion to accept the Treasurers Report as read by Donna Klein and seconded by Erik Nielsen.
-New bulb on security light over deck areas #10 and #11.
-Council will continue to adjust the security light at the rear of the property as you turn the corner.
-Council has repaired and braced some fence panels on the property.
-Letters were read and discussed with replies being sent out where warranted.
-New landscaping contract signed.
-Security bulbs to be replaced in the recycling shed area.
NEW LANDSCAPING COMPANY
Council after doing due diligence and reviewing quotes submitted for the upcoming landscaping Season for 2015/2016, we are very pleased to introduce our new landscape contractor:
Lawn Care Plus Owner: Kyler Reid
The start date will be March 2015 with a tentative time of Tuesdays each week in the morning. This new contract will include twice monthly weeding to all flower beds on the property. Owners are not permitted to plant vegetables or herbs in the front flower beds. The Council has instructed Mr. Reid that flower beds that are overgrown and or over planted must be thinned out and tidied up. Council would like to see a more uniform tidy appearance within the Complex. For the few owners that enjoy planting some seasonal bedding plants can still do so as long as it is not done to excess to look untidy or messy. Mr. Reid will continue to weed those flower beds as well. For those owners who wish to get rid of small green waste from your baskets or pots can leave those items out on the lawn for Tuesday mornings and Lawn Care Plus will pick up these items to dispose of.
Council will be working with Kyler in removing bushes at the front entrance that interfere with the display of our address signage (which is going to be repainted and cleaned up by volunteers Donna Klein, Sharon Bull and Kristen Bull).
We ask for Owners patience as it takes time for the new landscaping team to become familiar with the property.
Council has received complaints in regards to flooding, over flowing gutters and down pipes that have become disconnected with the most recent rain storms that went through this area. During one of these storms there is not a lot Council can do to fix anything when the deluge of rain is so extreme. Gutters do need to be cleaned and are waiting to have someone available to do that. Re-attaching the down spouts needs two people for safety purposes and will get done at our earliest opportunity when we have two people on site. Council asks that Owners be reasonable with their expectations during these storms, water is going to pool, but does recede quickly when the rain ceases.
Council would like to welcome Shelley Johnson as our new Elections Officer, along with Linda Saari for stepping up to volunteer for this important role at our Annual General Meeting, thank you so much ladies, much appreciated.
Council would also like to acknowledge the many years of service by Mrs. Joan Wylie for conducting our election processes, Joan is deserving of a break and we thank you so much Joan for your contributions.
ATTENTION ALL OWNERS – WORKSHOP CLEAN OUT HAS BEGUN
If anyone has anything important in the workshop that they do not want thrown away or recycled must come and identify and mark their items and report this to Mr. Erik Nielsen #7. Mr. Nielsen is getting the workshop area cleaned and organized to prepare for the work that will begin for the projects in the upcoming season. If items are not marked or claimed then they will be disposed of at Mr. Nielsen’s discretion. NEW Owners MUST sign a Workshop Waiver and Liability Form with the Secretary Sharon Bull at #11 before you can work or use any tools in the workshop.
NEW COUNCIL MEMBERS AND VOLUNTEERS
If you wish to submit your name to serve on the Strata Council for 2015/2016, please submit your name in writing to our Elections Officer Ms. Shelley Johnson #21. Should you wish to volunteer for upcoming projects around the property you may contact any Council member or submit in writing to the lock box in the Clubhouse your interest in doing so. Council asks for Owners to take an interest or play an active part in maintaining our property, as it always falls on the shoulders of only a few.
This time of year is very busy for Council and you most likely will see a variety of people on our property from time to time as we obtain quotes for the upcoming projects we hope to take on and complete. Council puts in many many hours from now till the AGM obtaining and reviewing quotes and Mr. Knowles working diligently on our budget for the upcoming year.

OVER TO A SUITABLE REPRESENTATIVE FOR YOURSELF. COUNCIL MEMBERS CAN
ASSIST YOU IN THIS MATTER IF YOU WISH. PLEASE ORDER OR HAVE PERSONAL
CHEQUES READY FOR STRATA POST DATED CHEQUES THAT WILL COMMENCE
MAY 1ST 2015 – APRIL 1ST 2016. THE FINAL STRATA PAYMENT AMOUNT WILL BE
FINALIZED WITH THE BUDGET VOTE AT THE AGM.
Owners, if you wish to submit a signed letter to Council to have a topic discussed or reviewed and put on the Agenda at the AGM, you must do so on or before the next Strata Meeting of March 9th 2015.
Please note, under the B.C. Strata Property Act, the Strata Council has final approval as to what is placed on the Agenda.
Whomever was lazy and careless and placed a glass bottle in the recycling area by the plastics bin, which contained a snake and scorpion and has such blatant disregard for disposing of this item being once again up to the Strata Council to take care of, is disgusting. Should Council determine who the owner of this bottle and contents are, a Fine will be assessed to your Unit.
Council realizes that most owners take care of these matters appropriately and it is much appreciated. It was shocking to us to have to deal with something like this. Council thanks owners for being on board with our green waste and Council is going to look at the possibility of a twice a week pickup, particularly as we head into the warmer weather.
