Strata Meeting December 5th 2016

Meeting called to Order at 7pm.

Adoption of Previous Minutes: dated November 14th 2016 unanimously waived the reading.

Treasurers Report: Read by Mr. Robin Knowles. The Strata Fee and Parking Fee payments are up to date. The budget reviewed was on schedule with estimated expenses. Motion to accept the budget as read by Anna Levesque, seconded by Erik Nielsen.

Old Business:
-Council continues to follow up with H.I.Roofing for completing the repairs for the damages to the carport on the south east corner. Delays have been in obtaining the matching gutter.

New Business:
-Front door plates put on the entry doors to the fourplex units.
-Letters being sent to Owners with Councils concerns.

SECURITY AND SAFETY ISSUES

Council urges Owners to have their front entrance lights on during the evening hours in an attempt to discourage unwanted individuals from any criminal activity.
Ensure your windows and patio doors are locked securely, possibly consider an additional lock mechanism if necessary.
If you hear or see any criminal or suspicious activities, call 911 immediately. Council will not come out in the evening to investigate these types of things.
Two cars have been broken into recently, unfortunately the cars were left unlocked. Council asks that Owners make sure their cars are locked securely and that no items of any sort are left in plain view which makes your car an easy target for transient thieves. When Owners leave cars unlocked it puts everyone at risk as it makes the complex an easy target for a return visit.
Two recycling bins were stolen last week and the Council Secretary arranged for two more to be delivered by Maple Ridge Recycling .

Council is very concerned about the recent criminal activities and asks that ALL OWNERS take the responsibility to ensure the front entry doors are closed securely, and your individual units are also secure. It takes everyone being vigilant and reporting anything that is out of the ordinary to the RCMP.

PARKING

The Holiday Season is fast approaching and parking is always at a premium. Reminder that Owners and or tenants are not permitted to park in a visitor stall. Council will be monitoring that concern so that all Owners have room for their visitors to park.

NO PARKING in the roadway which is considered the fire lane as well. Parking in the roadway is for drop off and pick up only. Keeping these lanes open and free of traffic is important for the emergency vehicles to enter and exit our property easily. Everyone’s cooperation in this matter is appreciated.

Council has attached a price list for handyman services that Owners have requested to be done. These costs will be effective immediately. These services are NOT part of Council duties, but these have been provided to date to assist Owners, but due to the number of requests and frequency of such requests, a charge will now be applied as stated in the separate handout.

Next Strata Meeting is January 9th 2017 at 7pm in the clubhouse.
