Strata Meeting August 10th 2015

Meeting called to Order at 7pm.
Adoption of Previous Minutes: The Council unanimously waived the reading of the Strata Minutes dated July 13th 2015.
Treasurers Report: Read by Mr. Robin Knowles. The Strata Fees and Parking Fees are up to date.
All other expenditures are meeting the targeted budget. Motion to accept the Treasurers Report as read by Erik Nielsen and seconded by Anna Levesque.
-Stage 3 Watering restrictions are in effect indefinitely until notified by Council.
-The wood panel strip under the front patio doors on the lower units will be looked at after the patio decks and posts have been replaced as scheduled. Mr. Nielsen is currently working on the new patio posts for the decks that have been identified for having a replacement done.
-The additional topsoil for the front flower bed will be delayed till late Fall due to the hot weather conditions at this time.
-The numbers on the front sign have been temporarily fixed, but Council would like to have new sign boards made as the current ones have started to deteriorate, hence the numbers becoming loose.
-Bolts tightened and fixed on the handrails alongside the mailbox area.
-The gutters are still a work in progress with Council monitoring the final stages that are being completed.
-Concrete work has been completed in front of #54.
-Repair to #5 patio soffiting is awaiting to be reinstalled.
-Repairs to #42 laundry room are waiting to be completed.
-Six new posts will be installed for patios.
-Letters received were read, reviewed and replies going back to Owners where required.
Important Notice to Owners:
-NO PARKING ON ROADWAY IN FRONT OF YOUR UNIT. OWNERS ARE PERMITTED TO DROP OFF AND PICK UP ONLY. COUNCIL IS MONITORING THIS AS WE HAVE RECEIVED COMPLAINTS OF OWNERS LEAVING VEHICLES UNATTENDED FOR LONG PERIODS OF TIME. RULE 1.2(4) OWNERS OR VISITORS SHALL NOT LEAVE VEHICLE ON DRIVEWAY UNATTENDED. (THE DRIVEWAY IS A DESIGNATED FIRE LINE).
Fine for a Rule infraction is $50.
NEW RULE 1.2(10): THE COLONIAL DOES NOT HAVE AND WILL NOT HAVE CHARGING CAPABILITIES FOR AN ELECTRIC CAR, A SMART CAR OR A HYBRID CAR. THESE TYPES OF VEHICLES CAN BE OWNED AND PARKED ONLY AT THE COLONIAL.
NEW RULE 1.11(a): ”ONLY ITEMS LISTED ON RECYCLING BINS CAN BE DISPOSED OF AT THE RECYCLING SHED AREA. ANY OTHER ITEMS MUST BE TAKEN TO THE RECYCLING DEPOT PERSONALLY OR VIA A PRIVATE RECYCLING PICK UP COMPANY. OWNERS ARE NOT PERMITTED TO LEAVE UNWANTED ITEMS ON THE FLOOR OR THE WALLS OF THE RECYCLING SHEDS”.
Fine for a Rule infraction is $50.
Should an Owner see another Owner dispose of an item incorrectly, if you do not feel comfortable discussing that with them, please contact a Council Member so we can take care of the issue quickly and promptly. Your name and reporting of the incident will be kept confidential. Thank you in advance to all Owners for continuing to reinforce our recycling community here at The Colonial.
Council after careful discussion has decided that these two NEW RULES were important to add, as the complex grows and evolves we must adapt and or modify our Rules and or Bylaws accordingly. The NEW RULES are effective immediately and then to be ratified at the AGM in April 2016.
Council has reviewed the property this past month and see that due to our severe weather and heat conditions, many plants in pots and or hanging baskets are completely dead. This does not look good and Owners are responsible for keeping these types of items tidy and clean. Council would like to see the dead plant materials disposed of one of two ways. 1. Take the plant debris to the composting area at the back of the property through the single gate. If you require a key for the gate contact the Secretary Sharon Bull. 2. You can put out your dead plant materials for pickup by the landscapers first thing on Tuesday mornings. The landscapers have been very accommodating in these matters so there is every opportunity for Owners to take care of this important matter.
